Responsibilities Include:
Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes and profit goals.
Attracting tenants; contracts with tenants by negotiating leases; collecting security deposit.
Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
Annual inspections with all necessary documentation required by the DHCH & TOE.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
Maintains building systems by contracting for maintenance services.
Enforces occupancy policies and procedures by confronting violators.
Enters Financial data in the financial management software including deposits, checks and expenses.
Undertakes banking and other transactions on behalf of the project.
Update ownership on any critical items and communicates regularly with owners.
Supervise all project staff including maintenance staff and contracts.
Other duties as assigned by the owner.
